House and Land Packages Brisbane

Finding the right house and land package in Brisbane isn’t like shopping Logan or Ipswich.

Builders here don’t hand you hundreds of packages to filter through. Land is tighter. Good blocks move fast. You need someone who tracks the market for you, not a search bar.

That’s what Landmark Property Group QLD does. We find Brisbane house and land packages before they go public, match them to your budget and your goals, and walk you through every stage, from your first enquiry to key handover.

Why Do Brisbane Buyers Work With Landmark Property Group QLD?

A builder’s website shows you their own stock. That’s it. If they don’t have a package in your suburb, you’re stuck searching somewhere else yourself.

Landmark works differently. We’re a licensed real estate agency, not a builder, so we track packages across multiple builders and developers, not just one company’s list.

You also get one person, not a call centre. Sam Gadhiya is your direct point of contact from your first enquiry through to key handover. You’re not explaining your situation to a new person at every stage.

Because we work Brisbane, Logan and Ipswich together, we understand how differently these markets behave. Advice that works for a fast-growing corridor doesn’t automatically work for a built-out city like Brisbane. We give you advice built for the market you’re actually buying in.

Open-plan kitchen and dining area with island bench, dining table and large windows

For your Brisbane house and land package, that difference comes down to three things.

Full-price transparency

Before you sign anything, we walk you through the complete cost, not just the headline figure. It's how we catch the site costs, retaining walls and contract variations that a brochure price leaves out.

Dedicated house and land specialist

Sam Gadhiya works your enquiry from the first call through to key handover. You get one person who knows your budget, your suburb preferences and your timeline, not a rotating call centre.

A vetted builder network

We work with established builders and developers across Brisbane, Logan and Ipswich, and every package we bring you has already been checked against our own standards. You're choosing from packages we'd stand behind, not a random result from a search filter.

Why Are Brisbane Packages Harder to Find Than a Builder's Estate Listings?

Brisbane isn’t a growth corridor. It’s a built-out city.

Under ShapingSEQ 2023, the Queensland Government’s regional plan, Brisbane City is targeted for 210,800 new dwellings by 2046. Most of that target is planned as medium and high-density housing or townhouses, leaving detached houses at under 10% of the total. Logan and Ipswich carry a far larger share of detached growth.

That’s why builder websites showing hundreds of packages rarely list many in Brisbane itself. Most of their stock sits in outer growth corridors, not inside the city.

It also means Brisbane buyers can’t just filter a list and pick. You need someone actively tracking small releases, established-suburb resales, and off-market opportunities as they come up.

That’s the gap Landmark fills. We work Brisbane specifically, so we know where to look when a builder’s filter comes up empty.

Which Brisbane Suburbs Does Landmark Cover?

We focus on Brisbane’s south and south-west corridor, including areas like Rochedale, Forest Lake, Durack and the surrounding established suburbs.

These areas give you a real trade-off: existing infrastructure, schools and transport, paired with genuine new-build opportunities. You’re not waiting years for a new estate to grow around you.

Coverage shifts as opportunities change. If your target suburb isn’t listed above, ask us directly. We often know about a release before it’s public.

What Actually Sets the Price of a Brisbane Package?

Five main factors move the final price. Understanding them makes it easier to compare packages properly instead of relying on the advertised headline figure.

01

Location

Location moves the price most. Land value can vary sharply between Brisbane suburbs, and sometimes even from street to street. A block closer to the city can cost considerably more than one further out, even with the same home design.

02

Land size and shape

Land size matters, but shape matters too. A wide, flat, rectangular block is generally easier to build on than a narrow, irregular or sloping site, even when both blocks have a similar land area.

03

House size

A larger home usually means a higher build cost. Extra bedrooms, bathrooms, living areas and floor space all increase the amount of materials, labour and construction required.

04

Site conditions

Slope, soil type and site access can add significant cost before construction begins. This is especially relevant across Brisbane, where established suburbs often have more varied terrain than flatter greenfield areas.

05

Inclusions and upgrades

Flooring, air-conditioning, landscaping, fencing and other upgrades can quickly change the final price. Two packages advertised at a similar figure can end up very different once you check exactly what each one includes.

Compare the full cost, not just the advertised price.

What Does Landmark Check Before You Sign?

We don't hand you a package and leave the fine print to you. We go through the land, the home and the site before you commit to anything.

01

On the land

We confirm the size, dimensions and frontage, verify the title status and expected settlement date, and flag any easements attached to the property.

02

On the home

We walk you through the standard specification, bedrooms, bathrooms, kitchen fit-out, garage, façade and electrical allowance, so you know exactly what's included before you compare it against anything else.

03

On the site

We check the planning zone and overlays for the specific address through Brisbane City Council's City Plan online , flood, bushfire, biodiversity, landslide, heritage and airport-related overlays included, so nothing surfaces after you've committed.

04

Before anything gets signed

We confirm site works, retaining walls, driveway, fencing, floor and window coverings, and any contract variations are accounted for. A lower headline price can end up costing more once these are added, and we make sure you see that before you sign, not after.

We also confirm the land is titled. If it isn't registered yet, we explain exactly how that affects your build and finance timeline.

Can You Use the First Home Owner Grant on a Brisbane Package?

Queensland offers a First Home Owner Grant of $30,000 for eligible new homes.

The home and land must be valued under $750,000. Other conditions apply.

Not every Brisbane package qualifies, especially once you’re above that threshold. Confirm the current rules with the Queensland Revenue Office before you count on the grant in your budget.

If you’re weighing what else you might qualify for, our First Home Buyer Guidance service covers stamp duty exemptions and low-deposit options alongside the FHOG.

Which Package Suits Your Situation?

First-home buyers should look past the sticker price. Total cost, deposit, site costs and grant eligibility matter more than the number on the listing.

Investors should weigh tenant appeal and transport access over the lowest price alone. An established Brisbane suburb with proven transport and schools usually holds tenant demand better than a cheaper package in an area still waiting to develop.

Families need bedrooms, storage and school access that still work in five years. In an established Brisbane suburb, school zones and transport are already proven, not a five-year bet on a new estate maturing.

Downsizers need low maintenance more than low square metres, and established suburbs typically offer easier access to health services and shops than a new estate on the fringe.

Tell us your situation, and we’ll match packages to what actually fits it.

We had a really good experience with Landmark Property. They helped us secure a block of land that suits most of our requirements and build our home, and everything was explained in a way that actually made sense — from finances to picking a plan and understanding the timeline. Sam Gadhiya checked in with us regularly, which made a big difference and kept everything running smoothly. We looked at quite a few companies before deciding, and we’re really glad we went with them. Sam and his team were easy to deal with, honest, and never pushy. The whole process has felt smooth and well-managed, with good communication throughout. Definitely a team you can rely on.

We purchased a dual occupancy property through Landmark, and we are already earning great rental returns. Sam guided us to the right location and builder and showed us how dual living can be a smarter investment strategy. Couldn’t be happier with the outcome! Sam gave very genuine and data-based suggestions. Sam wasn’t pushy at all — instead, he made sure I understood long-term growth and rental demand. Today my property is performing really well. Highly recommended team.

What Do Buyers Usually Ask About Brisbane Packages?

Location, land size, house size, site conditions and inclusions together. Two packages at the same headline price can cost very differently once you check what’s included.

Most packages use a separate land contract and a separate building contract. Get independent legal advice before you sign either.

Yes, if the package meets the current value threshold and other eligibility rules. Confirm with the Queensland Revenue Office before you rely on it.

It depends on land titling, finance, approvals and builder scheduling. We’ll walk you through the expected timeline for your specific package.
